Default Anyone selling thier house in Pretoria East?

As with most things, I always like to give opportunity to fellow forum members.
SWAMBO and I have been looking for a new home for a few months now, and I'm getting frustrated with property agents, who do not have our best interests at heart.
It got me thinking that perhaps someone here is, or knows of someone wanting to sell their house.
I'm not opposed to going through an agent, or private sale, if we can find the right place.

Ideally, I'm looking at Newlands, Garstfontein, Lynnwood Glen, Erasmuskloof or surrounding areas.
Ideally with access to Menlo Park for work and school (the area itself isn't on our list because it's out of our budget).

    3 bedroom
    2 bathroom
Garden - big enough to accommodate 2 beagels and a growing, adventurous boy.
First prize for a freestanding house, but will consider complex/estate if it checks the boxes.

Finance and further details can be discussed privately.
Thanks in advance, for any positive contributions.

One thing I would recommend is to check traffic patterns for those areas to/from school and work. A colleague of mine moved from Centurion to Garsfontein recently and traffic to the office in Lynnrodene is a problem if you don't leave in the golden window. Throw a school trip in the mix and you may want to reconsider.

There's a freestanding house in Hennops Park which gets a second look every time I pass it. close to Afrikaans primary and high schools. Can give you the details if you want to add it to your list of suburbs.

Thanks, we have done exactly that. Hence the list of areas. Access to Menlo Park is crucial, with non-highway roads.
Centurion has some beautiful places, but won't work for us, for exactly the reason you've mentioned.

When my family and I were looking to buy a house last year, it was quite a challenge finding one that met all our criteria. We had specific requirements like the number of bedrooms and bathrooms, a big kitchen as well as a suitable garden for our pets and child. It took us a while to find the perfect match, but eventually, we did.

After several unsuccessful attempts on our own, we decided to enlist the help of a real estate agent. It made a significant difference; they guided us through the process and helped us find the right home within our budget. Finding a reliable estate agent is crucial; they can make the house-hunting process much smoother and more efficient. So I recommend you estate agents in the Southport area .

You can also have a look at Erasmusrand. There is still a few old big fixer uppers available there. Access to highway easy and travel against the traffic.
Even waterkloof ridge extension still some bargains available.
Again against the traffic and you can travel to menlo area without crossing or using the highway if need be.

    On estate agents.

We just moved house and we had the same experience. Our previous move was about 10 years ago. We contacted an agent who listened to our wants, and he came to us with possibilities.

It has changed completely this round. We tried the same, but most didn't even come back to us. Then we realized most agents are 'house showing facilitators' now.

You do the search on propery web sites and contact agents for showing. To be effective we tried to see at least 3 properties on a specific date, but the logistics of 3 to 4 different agents on the same day gets frustrating! I share your pain! Sadly that seems the only way to do it these days.

    Good luck!
    Pieter

I went through something similar when I was selling my house in the UK. After dealing with several agents who didn’t seem to have my best interests at heart, I decided to look for other options.

I found a company where you can sell them your home directly. The process was straightforward and stress-free. They gave me a fair offer, handled all the paperwork, and the sale went through quickly. This approach saved me a lot of time and hassle, and I was able to move on without the typical delays and complications.

If you’re open to it, you might want to explore similar companies in Pretoria East. They can make the process easier, especially if you’re looking for a quick and smooth transaction.
