    Default Best town in WC to invest

    As the title states we looking to invest in a small property in the WC..
    Places currently on the radar are Knysna,Mosselbay,Hermanus,Blouberg/bigbay
    For those who maybe stay in these towns and have some feedback or other options help me out
    Looking at flat/townhouse for own use and possible renting out.The main idea is to just broaden our investment..I know many say dont invets in a seaside holiday property but I see it as an invetment in a longterm asset,if you can buy right now

    I spent my December in Sedgefield and was most impressed. Within quick reach of both George and Knysna. Property prices there are more realistic than in the bigger, more popular holiday destinations. I just don't know how strong the rental demand is - either as a holiday place or permanent tenants.

    Hermanus, Stellenbosch and Franschoek would be amongst my first pics.

    Hermanus has some good property for good prices
    Sedgefield is nice and not overly busy compared to wilderness etc..I will look there for interest sake

    The returns on property aren't that great at the moment and unless you pay cash for property you will lose if you have to bond it.
    Returns on property are around 2 to 3% currently.

    Isn't there much better investment options now than property? Especially if you have a large amount of money to invest?

    Maybe look at Groot or Klein Brakrivier?

    They are about halfway (30min either direction on the N2) between George and Mossel bay, so should be able to hit both markets from a rental perspective. Yet should be remote enough to get away from life.

    Already have other investments
    We will be bonding for as short a period as we can.
    We buying it through the business so looking at the tax benefits of such a purchase..Im not talking a massive invetment maybe around 1.2mil..So a 2 bedroom maybe 3 if we lucky..Must be in a safe complex with decent rates and levies amounts.

    Invest for a money return or invest in a life style?

    Lots of options, South Coast I would look at Sedgefield, Groot Brak, Bettybaai and Fransekraal maybe. West Coast Jacobsbaai and Dwarskersbos.

    In land I like places like Robertson, Montagu and Bonnievale. Stellenbosch & Franschhoek too pricy.

    Wellington is stil affordable, with a huge demand for rentals, and decent rental rates from owners point of view.

    Invest for asset and yes a place we can use for ourselves,hence not a place to rent out permanently,then i would buy local so i can keep an eye.
    Thanks for those options.Will look into them.
    We have lump sum investment for our business so this will be an add on to business portfolio.
    (We have business investments and personal investments)

    In Robertson there are two very good options. The newly developed Lifestyle estate https://robertsonlandgoed.co.za/

    and then Silwerstrand which is on the golf course next to the Breede river https://www.silwerstrand.co.za/the-estate where I stay. Both good options for security and value growth and a very nice area.

    Closer to the sea I consider Witsand a very good option and hidden gem for longer term investment

    I have been looking at Simonstown. ( on the internet that is) for something similar

    Awesome views, on the peninsula, can't see or think on any informal settlement encroachment on Google earth.

    Navy base makes it a national key point.

    but prices are getting expensive, but no so bad in comparison to Cape in general.

    Obviously sea view come at a premium

    Any feedback on Hermanus Beach club..There are some decent buys there.Except an influx of people over holiday anything negative about the place?

    Sedgefield. You can let the place to students from Saasveld over term, and as a holiday let in season. One of my favourite places on the Garden Route.

    South Coast, really.
    Then Mossel Bay is politically most stable.
    Mossel Bay as the wider area.
    George & Knysna have some more political issues
    Google George Herald/ Knysna/Plett Herald newspapers

    Paarl is amazing from what I saw, I went through there a few times recently. Clean, no suburban squatters all over like many areas in Cape Town, looks very well run.

    Probably the cleanest looking town I've seen in SA in recent memory. George comes close but it has some dodgier areas.
