    Well she left the company she worked for in a hurry.

    we got our 5 months rent but lost on the next months waiting for a new tenant. Sold 2 weeks after the next tenant MIGHT have to leave.

    I am renting my house. Bloke did get Covid. Both are self employed. Wife had to stop working also. They have really tried to pay with lock downs and all. This month rental is a problem because of the infection. They contacted first. I agreed to a delay. I did get the first partial payment today. I keep issues in writing. Will go to legal route if I see no interest in paying. We have couple legals in the family

    The admission of debt is one of the key documents based on what I have spoken with the family legals. Those discussions were more related to company to company payments but I do not see much difference in this case.

    Ask small progress payment/s. That is already some form of admission. I have used that approach on company to company. In 20 years I have lost with one (small amount) taking this approach. The one is somewhat of a crook and he will run into trouble in one of these days.

    Could have been worse, I have 2 properties I rent out, just got the " oom I can not afford to stay in your house anymore as I lost my job so we are moving back to my mothers end of the mother". That is my beach house in Palm beach, nothin major in rental only 4500/m but the flat in Weltevreden is in the same bad place only half rent from that one also due to corona.

    I now need to get down to KZN at the end of the month to see what is needed to get the place up to scratch and sort out the niggles......are we going to be allowed to travel?

    This is why I use a letting agent.

    Not of much use most of the time, but when the sh1t hits the fan they have been very useful.

    I have 2 units that they manage, both tenants have had issues with employment over the past few months.
    I was prepared to make a bit of a sacrifice in order to keep them on - good payment record etc.
    As a result I have not had any payments missed.
    Tenants still there, rental being paid.

    I would not want to be in the position of looking for tenants right now - rentals are way down, ridiculously
    low offers are being presented at the moment

    That is why I am seriously considering to sell the coastal property. It has sea view for 180 degrees but the schlep is not worth the reward

    Yes, there is a specific form (to be stamped by SAPS) where you can state you need to travel for maint / repairs. (According to a person who traveled last week to his coastal place for this reason)

    A RTC from Capitec only costs something like R8. Why doesnt he just do it immediate.

    My skelm tenant removed all valuable items from the property so the sheriff could not attach them. I went with a flask of coffee at 05h00. Blocked the garage door so he could not drive away. The sheriff arrived and wrote up her Rav4 as she had no value left other than the kids beds and fridge.The BYE BYE truck company appointed a new Financial manager.
