    Default Draftsman recommendation - patio roof

    Hi all,
    Can anyone recommend a well priced draftsman for me, Im on a super tight budget and need to get plans drawn up for us to put up a patio roof.
    2.8m x 5.6m
    Ive been quoted R2500 so far, is this the going rate?

    Price sounds about right; mine was a bit more though, but was also for a larger structure. Sent you a PM.

    The size of the structure has very little bearing on the cost of drawing a plan because the exact same details are repeated irrespective of the size. What is important is that you ensure that the materials specified for construction is exactly what you plan to use.

    Apparently I need to get a draftsman to draw up plans and draw it on my existing house plans, then submit with the title deed to get approved before building can commence.
    I already have my neighbors consent/approval as I draw up a letter asking permission from both neighbors.

    Firstly, you do not need neighbour's consent unless the Council specifically asks for it.
    The documents that you need are:
    -Building plan showing all boundary distances, etc as well as the architect/designer's registration number (there is also a form to be filled-in)
    -Surveyor General's site diagram
    -Title Deed - copy
    -BDM 02 - City Council form
    -Rates Bill - latest

    WHAT are you getting for that money ?


    More to the point - WHO is dealing with any queries and re-submissions ?


    IF the process goes smoothly fine ....98% chance it comes back from the land-use with minimal issues. Often some extra details are required .... and if any neighbour makes any comment the process drag out ....


    THIS is where the difference comes in between a "cheap" and a "proper" architect !


    My neighbour learnt this the hard way. His plans dragged out for 18 months, until aonther architect took over, followed up, and resolved it in a few weeks ! So happens the proper architect is a member on the forum - OSCAR.


    Oscar has done a couple of plans for me as well.
